The Waverton Hotel is Closing for Good

The beleaguered hotel, which has been the focus of increased police presence due to drugs, prostitution and other crimes, will close next weekend.

The Waverton Hotel, at 624 N. York St., is closing for good. "Two gentlemen walked into the Building Office this morning and told us they were hired to close The Waverton," City Manager Jim Grabowski said Tuesday. "They were hired by the company that owns The Waverton to shut it down and secure it, do inventory and those kinds of things." Grabowski said he believes the hotel is owned by a bank out of Texas. Elmhurst Patch had received several emails from neighbors and customers of the Waverton asking about the closing. Rebecca Gruber, sales manager and meeting and events coordinator, referred all questions to the hotel's general manager. An email message to management was not immediately returned, and phones at the hotel appear to be down…

Could an Agreement With the City Be Imminent? TIF 4 On School District Agenda Tonight

The intergovernmental agreement between the city of Elmhurst and Elmhurst Unit District 205 regarding the district's share of tax increment financing money is on the School Board's agenda Tuesday. The city and school board have been in negotiations for months over the TIF agreement, and this is the first time it has appeared on the School Board's agenda. It is not clear from board documents if an agreement is imminent. But first, the board will meet in closed session to discuss student residency, pending litigation, negotiations and approval of closed session minutes. District 205 School Board Will Hold a Special Meeting Tuesday to Discuss TIF

With the city's final vote on TIF 4 coming Sept. 4, School Board members want to make sure the interests of students are protected as much as possible.

Elmhurst Unit District 205 Board of Education will hold a special meeting Tuesday, Aug. 28, to discuss the city's plan to set up a new tax increment financing district and how that TIF and others affect the School District. According to information provided on the District 205 website, the full board will discuss the district's existing 2004 intergovernmental agreement with the City of Elmhurst, which involves the city's downtown TIF 1, as well as the city's plan for a new TIF along North York Road (TIF 4). Elmhurst's Newest TIF Gets An Unfriendly Welcome at Monday Public Hearing

One resident questioned the validity of the public hearing, considering TIF 4 already was approved in committee last month.

Elmhurst may already have three mostly successful tax increment financing districts in town, but that is not enough to convince residents at a Monday public hearing that the city needs a fourth. The hearing, which is required by law as part of the process for a municipality to create a new TIF, was a chance for residents to have their say about the new redevelopment district slated for a 1.8-mile stretch along North York Road. Most of the speakers were opposed to the project, and they posed many questions to the City Council. School Board Members are Feeling Left Out of City Discussions on TIF

With no updates from the city since December, the District 205 Finance Committee will closely follow the issue and report to the School Board regularly.

While Elmhurst District 205 School Board members seem to like Elmhurst Patch, they would prefer not to learn about the city's progress on creating new tax increment financing districts by reading about it here. School Board members have asked to be included as collaborative partners with the city in the TIF planning process, but some discussions are moving forward without them. School Board member John McDonough on Tuesday referenced the article in Patch about the TIF discussion at the city's Development, Planning and Zoning Committee the night before. I'm a bit surprised no one has mentioned the tax bill increase homeowners will see. While school districts will still receive the money they ask for, taxpayers outside the TIF will make up for the lost revenue due to the increasing EAV inside the TIF. Recently, Glen Ellyn approved a TIF and it will cost taxpayers on average, $6000 more over the life of the TIF than if it did not exist.   more ›

Hahn Street Development Could Be Tacked On to a New North York TIF

Hahn Street is in a tax increment financing district now, but that TIF is set to expire in nine years. Adding it to a new TIF would "reset the clock" for Hahn Street, consultant says.

A redevelopment project at Hahn Street and Addison Avenue could be removed from its current tax incrementing financing district and re-assigned to a new district on north of North Avenue, a city committee heard Monday. Consultants delivered Phase One reports on three possible new TIF districts to the Development, Planning and Zoning Committee on Monday, along with an idea for giving the vacant property bounded by North Avenue, Addison Avenue, York Road and Third Street more time and money. An outside consultant is recommending that the city further study the prospect of tax incentives to redevelop at least three areas in Elmhurst. Chicago-based Kane McKenna and Associates proposed Monday that York Street north of North Avenue, the area of York and Vallette streets, and Riverside Drive be considered for redevelopment via public finance programs, including tax increment financing (TIF). Alderman Eyes TIF Funds for Downtown Office Renovations

The proposal is in response to anticipated relocations of downtown businesses tied to Elmhurst Memorial Healthcare

An Elmhurst City Council committee will soon weigh the merits of using tax increment financing to redevelop offices in the City Centre. "I was trying to think of a way to help existing property owners take an office that is a B or C grade and turn them into offices that are an A," 4th Ward Alderman Kevin York said Monday. York proposes using TIF funds in the City Centre to assist property owners in renovating "dated office space into more attractive and relevant office space," similar to how the city entices potential retailers via the Central Business District Development Grant.
