March Home Sales: Elmhurst Market Shows Big Gains; Median Price Rises Slightly

Year-over-year, Elmhurst saw significant growth in the number of homes sold, though the median home price increased only about 6 percent, according to the Mainstreet Organization of Realtors.

The 46 homes sold in Elmhurst during March 2013 represented a 64.3 percent increase over March 2012, when 28 homes were sold, according to the Mainstreet Organization of Realtors (MORe). There were 24 homes sold in Elmhurst during February.  While the number of homes sold increased significantly, the median price of homes sold in March increased slightly in Elmhurst. The median price rose 6.8 percent to $375,500 from $351,500 in March 2012. The market for detached, single-family homes in suburbs throughout DuPage County experienced notable sales gains in March, MORe reported. MORe gets its statistics from Midwest Real Estate Data. Elmhurst Home Sales Jump 9 Percent Over Last Year

A look at real estate trends across several DuPage towns.

The 24 detached, single-family homes sold in Elmhurst during February 2013 represented a 9 percent increase over February 2012, when 22 homes were sold, according to the Mainstreet Organization of Realtors (MORe). There were 35 homes sold in Elmhurst during January. While home sales were up, the median price of homes sold in February was up even higher in Elmhurst. The median price increased nearly 43 percent, from $282,500 in February 2012 to $403,750 this year. Burr Ridge had the largest percent increase, with 11 homes sold, a 175 percent increase from February 2012. Wheaton saw the second largest percent increase in DuPage County. Home Sales Flat Year Over Year in Elmhurst for December

Elmhurst is the only DuPage town that doesn't see growth; median home prices also lower than last year.

The 28 detached, single-family homes sold in Elmhurst during December is exactly the same number of homes sold during the same period in December 2011, according to the Mainstreet Organization of Realtors (MORe). There were 31 homes sold in Elmhurst during November. In addition, the median price of Elmhurst homes sold in December ($367,500) was 3 percent lower than the median price of homes sold in December 2011 ($378,750). The only other DuPage towns that saw a decrease in value year over year were Downers Grove and Glen Ellyn. Number of Elmhurst Home Sales Continues to Outpace Last Year's Figures

Market is showing momentum, poised to end the year on a strong note.

The 31 detached, single-family homes sold in Elmhurst during November represented a nearly 7 percent increase over November 2011, according to the Mainstreet Organization of Realtors (MORe). This comes on the heels of a strong October, when 44 homes were sold in Elmhurst, a 63 percent increase over October 2011. In addition, the median price of homes sold in November ($315,000) was 23.5 percent higher than the median price of homes sold during the same period in 2011 ($255,000).  The market for detached, single-family homes in suburbs throughout DuPage County saw growth in November, MORe reported. Elmhurst October Home Sales See 63 Percent Growth Over Last Year

Home sales throughout DuPage County are up over 2011, according to the Mainstreet Organization of Realtors.

The 44 Elmhurst homes sold in the month of October represented a 63 percent increase from October 2011. Elmhurst home sales in October were also up from September, when 41 homes were sold.  The market for detached, single-family homes in suburbs throughout DuPage County saw growth in October, according to the Mainstreet Organization of Realtors (MORe). MORe gets its statistics from Midwest Real Estate Data. Glen Ellyn saw the largest percent drop, with 18.2 percent fewer homes sold year over year in October. That shakes out to 18 homes sold in October 2012 compared to 22 sold in October 2011. So, a few more homes were sold and the title of this article makes it seem like things are all warm and fuzzy, but directly below by just looking at the median price change of the average home in Elmhurst we see a drop of $4,000..... This seems like bad news.   more ›

Elmhurst Home Sales Increase as Chicago Area Hits Six-Year High

Elmhurst's real estate market got a boost in September in year-over-year comparisons, according to the Mainstreet Organization of Realtors.

Home sales in the Chicago area during September were at a six-year high, according to a recent RE/MAX report—but it was a mixed bag if you were trying to sell property in DuPage County. The number of homes sold dropped in Burr Ridge, Darien, Downers Grove, Glen Ellyn and Hinsdale in September 2012 compared to September 2011, according to the Mainstreet Organization of Realtors (MORe). Burr Ridge saw the number of homes sold fall by 37.5 percent, the greatest in the DuPage sample. However, it also had the smallest number of transactions with five homes sold in Sept. 2012 and eight homes sold in Sept. 2011.
