Six-story Building on Addison Gets a Big 'No' from Elmhurst Zoning Commission

Elmhurst Zoning and Planning Commission voted unanimously Thursday to recommend denial of a developer's request to build a six-story retail, office and parking structure downtown, at 135-149 N. Addison St. “I don't think they ever made the case as to why they needed six stories,” Commissioner Susan McCoyd said. Lead developer Addison Corridor LLC and construction company ARCO/Murray need a variance for the 67-foot-building and associated setbacks on the site. ACRO/Murray representatives answered questions last month about the plan, but they also have said that some aspects of the plan have yet to be worked out. Residents' Opinions of Downtown Six-story Structure Unchanged After Public Hearing

Some say even the four-story plan for the Addison Avenue development should go back to the drawing board.

Calling it "one of the most unique and complicated cases I've ever seen," Zoning and Planning Commission Chairman Darrell Whistler opened Part 2 of a public hearing Thursday to seek input on a proposed six-story building downtown. The developer, Addison Corridor LLC, is asking for zoning variances to allow for a six-story building and associated setbacks. Currently, only four-story buildings are allowed in the downtown business district. Recalling that the first hearing Feb. 28 on 135-149 N. A public hearing Thursday night provided an opportunity for the developer of the Addison Avenue project, a proposed mixed-use development of retail, office space and parking, to answer myriad questions brought up by Elmhurst residents. UPDATED: How High do You Want Your Downtown Buildings?

Aldermen and neighbors get the word out about what could be a precedent-setting decision.

UPDATE: THIS MEETING HAS BEEN RESCHEDULED. A controversial building request is coming before the Elmhurst Zoning and Planning Commission for a hearing at 7:30 p.m., Thursday, Jan. 24. Arco Murray/Addison Corridor LLC is asking the city for permission to build a six-story structure at 135-149 N. Addison St. that will house retail and office space, as well as parking. Part of the controversy lies in the fact that the city's zoning code only permits four-story structures in the downtown area, and many, including some aldermen, believe six stories would be an eyesore and set a precedent for other buildings downtown. Approval of Refuse Contract and Work at 135 Addison on City Agenda Monday

Meeting will be preceded by a hearing of the Elmhurst Electoral Board.

Elmhurst City Council is back at work Monday, Jan. 7, after the holiday break with an agenda that includes a review of the five-year capital expense budget, an agreement with Addison Corridor Development LLC for utility work on a retail/parking structure downtown, approval of a refuse contract with Allied Waste and more.
